Why Real Estate Regulation Act (RERA) is Important?
The aim of Real Estate (Regulation and Development) Act, 2016 is to protect the rights and interest of home buyers and their families from the illegal means and unfair practices of the real estate developers and builders company of specific state. A home buyer can file a complaint against a builder or real estate developer with the RERA Authority of the state in which the property is situated. A RERA complaint can be filed against the delay of property possession, failure to obtain Completion or Occupancy Certificate, use of substandard quality of construction material, flats not suitable for living or any other violation of RERA laws and rules.
Once the complaint is filed with the RERA Authority, the Adjudicating officer examines the complaints and either accepts or reject it on the basis of the fact mentioned in the complaint. If the complaint is accepted, the RERA Authority informs the builder by sending a legal notice and assigns a date of hearing for the matter and ask builder and buyer to appear before the RERA court. Every information of all the cases are mentioned on the online platform of the concerned authority. The buyer needs to represent their matter before the Authority/court through a RERA Advocate to get the RERA order in their favour against the illegal and unfair practice of builder and real estate developer companies or any entity.
Process for Representation of RERA Complaint

The Real Estate (Regulation and Development) Act, 2016 (RERA) is an Act passed by the Indian Parliament. The RERA seeks to protect the interests of home buyers and also boost investments in the real estate sector.
The center has clarified through a press release that the Promoters and agents are required to get their on-going projects registered with 3 months of the Act applies i.e. 1st, May 2017 (Maharashtra). Also Non Registration of Projects will attract heavy penalty under RERA Act.
Registration Process for Real Estate Agents
The RERA act aims to promote transparency, accountability, and efficiency in the real estate sector the act has also led to the creation of a mechanism wherein issues such as project delays, quality of the projects, pricing of the property, etc.
The Real Estate Act makes it mandatory for all commercial and residential real estate projects where the land is over 500 square metres, or eight apartments, to register with the Real Estate Regulatory (RERA) for launching a project, in order to provide greater transparency in project-marketing and execution.
The Act came into force on 1 May 2016 with 59 of 92 sections notified. Remaining provisions came into force on 1 May 2017.
